Facing a possible foreclosure is one of the most stressful and overwhelming situations a homeowner can be forced to deal with. Whether you’re actively facing foreclosure or just at risk, North Carolina offers free resources to help.

Free Foreclosure Prevention Counseling

Free counseling, regardless of what stage of the foreclosure process you find yourself in, is available through the State Home Foreclosure Prevention Project, administered by the North Carolina Housing Finance Agency. Housing counselors can also work with servicers on your behalf and refer you to free legal services if your income is low. Services are provided by participating HUD-approved housing counseling agencies statewide. Reach out to the Agency call center at 1-888-442-8188 to be connected to a housing counselor.

Housing Stability Counseling Program

The Housing Stability Hounseling Program, designed by NeighborWorks America, is a national program that aims to help nonprofits and agencies provide direct housing counseling services to individuals and families facing housing instability such as eviction, foreclosure and homelessness. The Agency is one of 131 recipients who received funding to help consumers with foreclosure and eviction prevention and access to federal, state and local relief programs. NC Homeowner Assistance Fund 

The NC Homeowner Assistance Fund is being administered by the NC Housing Finance Agency using $273 million that was allocated to North Carolina under the American Rescue Plan to prevent mortgage delinquencies, defaults, displacements, and foreclosures for homeowners experiencing financial difficulties due to the coronavirus pandemic. This program is being supported, in whole or in part, by federal award number HAF0019 awarded to the State of North Carolina by the US Department of the Treasury.

For qualified homeowners, the fund offers:

  • Housing payment assistance for primary residence in North Carolina (for example, single-family home, townhome, condo or mobile home).
  • Assistance for mortgage reinstatement to catch up on late payments (first and second mortgages) or other housing-related costs due to a period of forbearance, delinquency or default.
  • Assistance covering other housing-related costs such as homeowner’s insurance, flood insurance, mortgage insurance, homeowner’s association dues/fees or delinquent property taxes to prevent foreclosure.
